02 / 08The facts that change how we approach the project.

Site truth

What do we actually know?

Enough to justify a conversation. Not enough to price the project or promise a development outcome.

Current opening
Synergy says it owns the power-station building and is open to interested third parties.

This creates an opening for a credible approach. It does not confirm a sale process.

Ownership
The broader vision area is not one clean site.

Western Power land was excluded from the 2021 transaction. Any ocean-to-rail vision requires multiple owners and agencies.

Contamination
The power-station site is recorded as “remediated for restricted use.”

Residual conditions still matter, but it should not be described as “contaminated—remediation required.”

Costs
Current structural, remediation and Western Power costs are unknown.

The repeated $100m relocation figure is not safe to use as a current project fact.

What this means

Our first conversation should request current information and clarify the process—not ask anyone to accept our assumptions.
